The creation of a new urban quarter for Little Thurrock, providing 128 dwellings and over 75,000 sf commercial space.

Challenge
An outline planning permission for the site had been secured, but no reserved matters application made in the following years, risking the right to develop the land with the expiry of the permission fast approaching. In addition, the client was looking to sell the site and required the outline permission to be revised into a more developer friendly scheme.

Solution
Despite a uniquely tight programme, we worked in close collaboration with the wider design team and design officers to prepare and submit a full detailed planning application. Complicated issues relating to flood risk and drainage needed to be resolved within the design, and swales and landscaped attenuation zones were incorporated into the scheme. A mix of house types was proposed across the site, allowing the site to be developed and sold as smaller parcels of land.
